Who will be staying in my property?

Our guests are typically travel nurses, corporate professionals, insurance placements, relocating families, and other working adults who need quality housing for extended stays.

How do you screen your guests/tenants?

Every guest is verified before being approved. Screening may include identity verification, background checks (when applicable), employment confirmation, and rental history review depending on the length of stay and property requirements.

Does Platinum Key Leasing sign the lease or do the guests sign the lease?

In most cases, Platinum Key Leasing is the primary leaseholder or the party responsible for the agreement, depending on the property and market. Guests stay under our booking terms and house rules, which we enforce strictly.

How long are your typical stays?

Most stays range from 30 to 90+ days, with many guests extending longer depending on their work assignment or relocation needs.

Is the rent guaranteed every month?

Our goal is consistent, reliable rent payments. In agreements where Platinum Key Leasing is the leaseholder, you are paid based on the terms of our lease, not based on nightly occupancy.

When do I get paid and how do payments work?

Owners are paid on a predictable schedule—typically monthly, via ACH or another agreed method. Payment timing is clearly outlined in the lease agreement.

Do you require a security deposit?

Yes. We typically provide a security deposit and/or additional protections depending on the property and agreement structure. This helps protect the home and gives owners peace of mind.

What happens if there is damage to the property?

We take property care seriously. If damage occurs, Platinum Key Leasing will address it quickly through the deposit and/or guest responsibility policies. We coordinate repairs and communication so you’re not stuck chasing anyone down.

Do you provide insurance or damage protection?

We operate with protections in place and may carry additional coverage depending on the market and agreement. We also recommend owners maintain their landlord policy as part of best practices.

Who is responsible for maintenance and repairs?

Normal maintenance responsibilities are clearly defined in the agreement. Typically, the owner handles major repairs, while Platinum Key Leasing coordinates minor issues and communicates everything quickly to keep the property running smoothly.

How often is the property cleaned?

Properties are professionally cleaned between guest stays, and for longer stays we can arrange scheduled cleanings as needed to maintain cleanliness and property condition.

Do you allow parties, events, or large gatherings?

No. Parties are strictly prohibited. Our guests are working professionals and we enforce quiet, respectful house rules to protect the home and neighborhood.

Will there be smoking in the property?

No. Smoking is not allowed inside the property under any circumstances unless the owner specifically approves it in writing (rare).

Are pets allowed in the property?

Pet policies are determined by the owner. If pets are allowed, we may require additional deposits, fees, or restrictions to confirm the property remains protected.

Do you perform regular inspections or walkthroughs?

Yes. We conduct routine check-ins and can schedule walkthroughs when appropriate, especially for longer stays. This ensures the home stays in excellent condition.

What utilities are included and who pays for them?

Utilities are typically included in mid-term housing stays. Platinum Key Leasing usually manages utility payments and coordination depending on the agreement structure and property setup.

Can I still use my property occasionally if I partner with Platinum Key Leasing?
